What is home staging?
Home staging is a marketing technique used when selling a home. The idea is to decorate and organize your space in a way that will appeal to the greatest number of potential buyers in the hopes that it will sell more quickly.
Home staging involves “neutralizing” the home and creating an appeal around a lifestyle that potential buyers would like for themselves. This often means putting your own habits and preferences aside to consider what most people would find most attractive and inviting. For example, maybe your television has been the center of your living room for years, but for staging purposes the focus should be shifted to the fire place. There are small tweaks on a psychological level that can help to get your house sold!
Here are some small ideas that go a long way when it comes to staging your home:
Clear the Clutter
As you prepare to sell and stage your home remember that less is more! Clearing the clutter can be a game-changer. We are often living our lives and not paying attention to how much that we accumulate over time. A good rule of thumb to manage and maintain clutter in your home is the One-for-One Rule. For every one thing that comes into your home, you have to let one thing go. Thank about it! It may change your life. Not to mention make it easier on you as you prepare to sell your home.

Furniture Placement
It is a misconception that a room will appear larger and more spacious if the furniture is pushed to the outer edges of the room or against the walls. It is actually the opposite. Position furniture in pairings or groups, floating away from the walls. This will make the room feel more accessible as well as larger.

Get the Right Lighting
A lot of homes have poor lighting. This is a small and easy fix! Just increase the wattage in your lamps and fixtures, making sure that you have all three types of lighting: ambient, task and accent. Ambient being your general and overhead lighting, task being your reading or upper cabinet lighting and accent being your standing and table lamps. Lighting can drastically change the way a potential buyer would perceive the space.

Stay Neutral
Painting major rooms in the house a fresh neutral color will help to take the attention off of any finishing that may be outdated while also allowing people to see themselves in the space more accurately. If your potential buyers want colorful walls, think of your neutral color as a blank canvas for them to imagine what could be. And neutral doesn’t have to be white or tan. Try natural greens, greys, blues. It can still be fun!
